Questions tenants ask

Quick answers to the things that come up most. When in doubt, your lease governs — reach out and we’ll help.

  • How do I submit a maintenance or repair request?
    Log in to the Tenant Portal and submit a maintenance request — it's the fastest route, goes straight to your property team, and is trackable. You can also call the office during business hours. For after-hours building emergencies, call the main line for the emergency directory; for anything life-threatening, call 911.
  • How do I pay rent?
    Online via the Tenant Portal (Commercial Café) — a one-time payment or scheduled autopay by bank transfer. You can also pay by check per your lease's remittance instructions. Reference your suite / lease number on any payment.
  • My lease is about to expire. What should I do?
    Reach out 6–9 months before expiration — contact your property manager or use the contact form. Renewal terms, options, and required notice periods are governed by your lease, so check your option and notice dates now.
  • What insurance am I required to carry?
    Your lease sets the required coverages and limits, and the landlord must be named as additional insured. Submit a current Certificate of Insurance via the Update Insurance form whenever your policy renews or changes.
  • Can I make improvements or alterations to my space?
    Written approval is required before any work — review the Construction / Alterations Checklist in Resource Documents below, then submit your plans to property management. Contractors must meet our vendor insurance requirements.
  • Who do I contact about my CAM / operating expense reconciliation?
    Our Rent & Accounting team — reach them by phone or email with your property and suite number.
